Essência Portuense, Lda, with registration number 517170167, is the owner and manager of the Essência Portuense Studios Hosting Establishment (RNAL 160044/AL).

Booking conditions

Reservations made are subject to availability and payment confirmation.

To confirm the reservation, the guest must make the respective payment, in accordance with the provisions for each accommodation unit. The values ​​for reservation fees, deposits, cleaning fees or others are those announced at all times on the accommodation page.

A security deposit is required to cover any damage caused to the property. If there is no damage to the property during the stay, the deposit will be canceled after check-out, with the same credit card, within 7 days. If the property is not in the same condition, the deposit amount will be retained until payment for damaged items.

The reservation will be subject to cancellation if it is not possible to obtain an authorization to retain the deposit amount. Therefore, it is important that guests make sure their credit card is valid and has sufficient funds. If the deposit cannot be retained, you will be notified via email or SMS and will have 12 hours to try using another payment method.

For each person staying, the Municipal Tourist Tax will be charged.

All prices include VAT at the current legal rate.

Payment Options

Payment for reservations can be made with Visa, American Express or MasterCard cards. Other payment methods, such as bank transfer and MB Way, may also be available.

For refundable reservations up to 30 days before check-in, 50% of the amount will be charged at the time of booking and the remaining 50% will be debited 1 day before check-in.

For non-refundable reservations, the full amount will be charged.

Guests are also subject to special accommodation rules.

Pre-check-in

After completing the reservation, the reservation holder will receive an email and/or SMS from Essência Portuense Studios with the reservation confirmation and with important explanations about the accommodation and information about additional services.

Guests will be asked to complete an Accommodation Bulletin which is of utmost importance for preparing their stay.

The Accommodation Bulletin will request, in particular, the arrival time, the total number of people accommodated – so that we can provide the right amount of bed linen and bath towels – as well as mandatory information regarding foreigner and border services.

Guests must indicate the exact number of people in the Accommodation Bulletin. The number of guests specified in the reservation cannot exceed the number of guests present in the accommodation. If the number of guests exceeds the limit, Essência Portuense Studios reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.

Essência Portuense Studios cannot assume any responsibility for incorrect or non-complete completion of the Accommodation Bulletin.

Any attempt to change and/or violate the original information will invalidate the Accommodation Bulletin and will be subject to cancellation of the reservation.

Cancellation policy

After booking confirmation, the following fees will apply in case of cancellation:

a) The guest will pay the entire reservation amount, in case of cancellation less than 30 days before the check-in date, at rates with free cancellation.

b) The guest will pay the full amount of the reservation, if they have chosen the non-refundable reservation.

If an overbooking situation occurs (that is simultaneous reservations in the same accommodation), the guest expressly acknowledges and accepts that Essência Portuense Studios will relocate them to a similar accommodation, at no additional cost to the Guest, and without, for this reason, being entitled to any compensation from Essência Portuense Studios.

Stay conditions

The reservation holder must be at least 18 years old and remain in the reserved accommodation for the entire stay. Guests under 18 years of age can only be accommodated if accompanied by an adult holding the reservation.

The reservation holder must provide a valid address, telephone number and email address.

Access to and stay at the property is reserved for guests and authorized people, and it is not permitted to accommodate people in the same studio beyond the contracted permitted limit. Guest access is only permitted with prior authorization.

Pursuant to article 45, paragraph 1, subparagraph a), of the Convention for the Application of the Schengen Agreement, the accommodation of foreign citizens must be reported to the foreign and border services, thus including all those who are not Portuguese nationals. For this purposes, all guests with foreign nationality must provide all information relating to their identification, before the check-in date, through the Accommodation Bulletin.

Pets are not allowed at the property. Essência Portuense Studios reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid if any animal is found inside.

Smoking is not permitted inside the accommodation.

Guests must notify Essência Portuense Studios of any damage to the accommodation, contents, equipment or accessories that occurs during their stay, even if the guest considers that the damage is due to normal wear and tear and is not their responsibility. If the guest does not inform Essência Portuense Studios of such damages, they may be held responsible for them.

The Information Book, available in all accommodation units, contains important information about the accommodation and instructions for using the equipment provided.

The establishment adopts a zero-tolerance policy in relation to non-compliance with the internal regulations, violent behavior, violation of the usual rules of social coexistence, unauthorized access to the establishment’s facilities or, in general, to anyone who disrupts its normal functioning and disrespects public order, failing to comply with the applicable rules of urbanity, operation and noise. In these circumstances, the establishment reserves the right to expel – without any type of compensation or refund of any amounts paid – individuals causing any disturbance and, if necessary, the establishment may request assistance from security forces.

Check-in and Check-out

Until check-in, identification documents will be requested from the person responsible for the reservation, as well as from all foreign guests, to confirm the information provided.

Check-in starts at 4pm and may include free late check-in until 2am the next day.

Check-out is until 12pm and all guests must leave the accommodation by this time.

If the guest refuses to leave, Essência Portuense Studios reserves the right to enter the accommodation, remove their belongings, as well as take other measures it deems necessary (the guest will be responsible for the costs of such action).

Any changes to entry and exit dates and times must be confirmed by Essência Portuense Studios. If there are delays, without prior notice and without confirmation from Essência Portuense Studios, a fee corresponding to the value of one night will be charged.

Essência Portuense Studios is not responsible for any item left inside the apartment after the guest leaves. Any belongings found in the apartment can be returned upon request. The guest is fully responsible for all expenses related to the process of returning their belongings.

Cleaning, sheets and towels

Accommodations will be cleaned before guests arrive. The basic service at Essência Portuense Studios includes a guest set of towels, bed linen and toiletries for each reservation.

In view of the regular cleaning of the room, the guest must ensure that it is available at the staff entrance whenever necessary.

Additional cleaning services and products, including linen and towel changes, are available for an additional fee.

Guests must keep the accommodation as organized and clean as possible, handing it over at check-out in the best condition.

Guests must not leave rubbish near the accommodation door or outside the building door and, if necessary, must use the rubbish bins on the street designated for this purpose.

Accommodation equipment, furniture and items

If an equipment does not work or if the guest is not sure how to use it, they should consult the Information Book, located next to the studio entrance door, which contains important information about the accommodation and instructions for using the equipment provided. If necessary, the guest must contact Essência Portuense Studios.

It is not permitted to change the arrangement of existing furniture in the accommodation.

All items found in the accommodation belong to Essência Portuense Studios and must not be moved or removed from the property during the stay.

Maintenance and special orders

Any and all possible problems within the accommodation (for example, electrical problems, breakdowns, water leaks) must be immediately reported to Essência Portuense Studios by email or telephone. Depending on the issue, resolution may take up to 72 hours or longer if relying on third-party services.

Respecting guest privacy, Essência Portuense Studios reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.

Cribs and highchairs can be requested in advance but are limited to availability.

Noise, illegal activity, security

According to the law, the night rest period is between 10pm and 9am, so guests must avoid making noise.

Guests must not disturb other guests, particularly when opening or closing the accommodation door or the door of the building where they are staying.

Parties are prohibited and are usually followed by a visit from the police.

Reservations for illegal or immoral activities are not accepted.

The guest whose name appears in the reservation confirmation email will be responsible for the behavior of the entire group and agrees not to engage in illegal activities.

For greater tranquility, safety and protection of everyone, especially our guests, the building has a video monitoring system installed in common areas, meeting the requirements set out in the Personal Data Protection Law.

Guests are responsible for their own safety during their stay at Essência Portuense Studios.

If a guest becomes aware of anything during their stay that they consider to be a health and safety risk, they must immediately inform Essência Portuense Studios. When leaving the accommodation, guests must make sure to leave the windows closed, lights and air conditioning turned off.

Responsibility

The service at Essência Portuense Studios is legally limited to your accommodation and relationship with guests during your stay. Essência Portuense Studios is not responsible for any occurrences outside the limits of the accommodation, such as cleaning and maintenance of the building, external noise, construction works, neighbors, or any other matter not directly related to the accommodation itself.

The photos and descriptions of the accommodations are produced by Essência Portuense Studios. Small changes may occur to the accommodations in relation to the photos on the website, without compromising their general condition or amenities.

Essência Portuense Studios will not compensate guests, refund fees, or transfer guests to another accommodation based on their appearance or surroundings. It is the guests’ responsibility to ensure, before booking, that the area or neighborhood they choose to stay in is to their liking.

Essência Portuense Studios is not responsible for any damages caused, directly or indirectly, that may occur during guests’ stay in the accommodation, such as personal injury, theft, theft or criminal behavior, losses due to fire or misconduct, etc. to any deficiencies in the supply of electricity, water or internet.

All robberies, thefts or any criminal behavior must be immediately reported by guests to Estúdios Essência Portuense, as well as to the competent police or judicial authorities.

Essência Portuense Studios is not responsible for potential delays, accidents, losses or changes to schedules or rates that are related to the services of our suppliers. Essência Portuense Studios is not responsible for errors and/or omissions, false statements by third parties, disputes between guest and third party, or for the content of external links other than the one in which the reservation was made.

If guests do not comply with these terms and conditions, or in the event of misconduct on the part of guests, Essência Portuense Studios reserves the right to demand departure from the accommodation without any compensation or refund of fees paid.

Legislation and fortuitous events

This agreement is concluded between the guests and Essência Portuense Studios, which is duly authorized to arrange the rental of the accommodation. This agreement gives guests permission to occupy the accommodation for the agreed period and terms.

Guests are not tenants of the accommodation and do not have exclusive ownership of the accommodation. In the rare event that a reserved accommodation becomes unavailable due to damage caused by any circumstances not attributable to Essência Portuense Studios, such as water leaks, Essência Portuense Studios will not be responsible for the inconvenience caused, however, it will take all necessary measures to transfer the guest to accommodations with similar characteristics.

If guests do not accept the change, the full amount (excluding costs relating to the days the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor Essência Portuense Studios will be liable to guests for any additional value in relation to cancellation of the reservation. Essência Portuense Studios will not be responsible for the theft of objects left at the accommodation.

Changes and applicable legislation

Essência Portuense Studios reserves the right to update its terms and conditions at any time. It is the responsibility of users of the Essência Portuense Studios services to review these terms and conditions, in case of changes, before making a reservation.

By agreeing to use the Essência Portuense Studios service, it is understood that the guest accepts any changes and that all parties will comply with these changes. These terms and conditions do not affect the rights of guests.

These terms and conditions are subject to Portuguese law. Portuguese courts have exclusive jurisdiction in the event of legal action relating to any accommodation reservation with Essência Portuense Studios.
